Marketing of real estate with Home Staging

Once you have made the decision of investing in real estate, you’ll be faced with a great number of offers. Aside from the evaluation of different criteria such as location, return of investment and realienation, the decision for a new home is always also an emotional one. That’s why the presentation of the object is so crucial. While presenting a piece of real estate online using professional footage is important and effective, the prospective buyer will need to engage their imagination when visiting the property in order to find out if they can see themselves in it. Empty rooms, naked walls or the individual taste of the previous owner can make the purchase decision difficult, or even foil the completion of the sale.

Setting the scene with Home Staging

The concept of home staging is the solution. It has been a standard tactic in the marketing of real estate in the USA and GB for years. When staging a home, visual measures are used to give the property a new face, a character that convinces the prospective buyer on first sight. Professional interior designers combine selected furniture and accessories with modern color and lighting concepts that give the single-family home or condominium a feeling of “home”, and ultimately kindling the buyers imagination. This distinguished the property from other offers, making it much more attractive. Addressing a broader group of interested parties, often times results in a shorter marketing periods and higher revenues compared to conventional methods.

David Borck Immobiliengesellschaft uses Home Staging in current real estate project

A current example is the real estate project Schönhauser Allee 55 in Berlin-Prenzlauer Berg. Spread over two buildings, an old building from the Wilhelminian era with a beautiful historic stucco facade, and a former textiles and linen manufactory, 17 apartments and lofts, as well as three commercial units offer a unique blend of the past and the present. For the perfect staging of one of the empty old-style apartments with 165 sqm in size, the interior designer duo Antonius Schimmelbusch was entrusted with creating an interior concept for the stately unit. They have skillfully combined designer furniture with contemporary art, adding accessories in different colorful accents. The result is a living space radiating a high-class, modern ambience that reflects the life-style and home décor taste of Prenzlauer Berg.
